What is an Employer's Agent?


An Employer's Agent (EA) is a key role in construction project management. As an independent, impartial party, the Employer's Agent acts on behalf of the employer (the client) to oversee and manage the construction process, from design through to completion. The role is similar to that of a Project Manager, but with a stronger focus on the contractual and legal aspects of the project, ensuring that the project stays within budget, meets deadlines, and complies with regulations.

As your Employer's Agent, we take on a range of responsibilities to ensure the smooth delivery of your project. Our services include, but are not limited to:

1. Contract Administration & Project Delivery


We provide full contract administration services, ensuring that all parties comply with the terms of the contract. We manage the construction team, including contractors and subcontractors, to ensure the project is completed in line with the contract terms. We:


  • Help to review feasibility, budget and prepare Employers Requirements
  • Procurement Strategy & Tenders
  • Help in the selection of multi-disciplinary teams and contractors
  • Issue instructions and certificates as required by the contract.
  • Administer contract clauses and manage changes or variations.
  • Ensure proper management of construction risks, including delays, cost overruns, and compliance issues.
  • Oversee the financial management of the project, including payment certifications and budget monitoring.


2. Budget Management & Cost Control


A key aspect of our Employer’s Agent role is ensuring that your project is delivered within the approved budget. We closely monitor costs, ensuring transparency and early identification of any budgetary issues. Our services include:


  • Initial cost planning and budget setting.
  • Ongoing cost monitoring throughout the project lifecycle.
  • Review and approval of contractor payments and valuations.
  • Managing variations and assessing the financial impact of changes to the scope of works.


3. Programme & Time Management


We ensure that your project is delivered on time by managing the construction programme and tracking key milestones. We work with contractors to resolve scheduling conflicts, manage risks to project timelines, and ensure that delays are mitigated as much as possible. This includes:


  • Developing and agreeing a realistic project programme.
  • Monitoring and managing progress against agreed timelines.
  • Identifying and managing delays and disruptions.
  • Coordinating meetings and reporting to stakeholders on programme status.


4. Quality Control & Compliance


We ensure that construction work meets the required standards of quality, compliance, and safety. We oversee the quality assurance process, ensuring that all works adhere to regulatory requirements, industry standards, and contractual obligations. This includes:


  • Regular site inspections and monitoring of workmanship.
  • Managing building regulations compliance and ensuring that all statutory approvals are in place.
  • Conducting quality checks to ensure that construction meets specifications and design intent.
  • Coordinating handover procedures, ensuring all documentation and certifications are provided.


5. Risk, Reward & Issue Management


Managing risk is a critical component of any construction project. We help you identify, mitigate, and manage risks throughout the project, from planning through to completion. We provide ongoing risk assessments and deal with issues promptly to avoid delays or cost escalations.

6. Stakeholder & Communication Management


We act as the key point of contact for all stakeholders, including developers, contractors, consultants, and regulatory bodies. Clear communication is critical to the success of the project, and we ensure that:


  • Regular project updates are communicated to all relevant stakeholders.
